Think of lender endorsements as policy add-ons which modify or expand the base coverage to address specific scenarios.

Lender endorsements provide added protection to mortgage lenders for risks not fully covered under the standard title insurance loan policy. Most lenders require three core endorsements in Pennsylvania—Endorsements 100, 300, and 900—each typically costing $100.

• 100 – Protects the lender against losses from covenants, conditions, and restrictions (CC&Rs) recorded in public records.
• 300 – Covers issues related to survey matters and ensures the legal description of the property is accurate and properly recorded.
• 900 – Guarantees the lender’s lien takes priority over any environmental protection liens that may exist.

Depending on the type of property or loan, a lender may also require additional endorsements:

• 710 – For adjustable-rate mortgages (ARM) | $100
• 810 – If the property is a condominium | $100
• 820 – If the property is located within a planned unit development (PUD) or HOA | $100
• 1030 – For properties in areas where oil or gas mining is active | Priced at 10% of the title premium

A CPL is issued by the title insurance underwriter and protects the lender if money is mishandled or if closing instructions aren't followed by the title company or closing agent.

The $125 fee is approved by and mandated by the Pennsylvania Insurance Commission, and the fee goes into a reserve account to cover title insurance losses.
